Live-work arrangements. This niche is for a person with a business activity that does not require high visibility or have large amounts of customer traffic (examples, hair stylist, lawyer, artist). It might involve either a ground-floor business space with residence above, or a top floor studio. It might be better suited to the sides of the site with more public access.
Alumni-Retiree homes. This article in NYTimes suggests a trend of alumni and other retirees seeking out smaller college towns that provide living opportunities in the heart of the action on the edge of campus.
